Imagine finding your dream home in Central Ohio along the edge of a subdivision, with a backyard view of a grassy field. The deck is perfect for enjoying a morning cup of coffee as you watch the sunrise over the prairie.

Three years later, the field is developed, and the same deck has you staring at the back of another house. Or a car wash. The fact is, the view you see outside your windows today may be different in the future. (Homeowners who once had golf course views can attest to this.)

Yet homes with nice views tend to command a premium. A home with a water view or other scenic view can appraise higher than a home without one. The fact this view may change isn’t really considered.

Sharp buyers who check local planning and zoning information can still be surprised by new development. Liberty Township residents are finding that a prior Comprehensive Plan set in 2018 didn’t stop the rezoning approval of 190 acres for residential, multi-family and commercial development.

We are not taking sides on that issue; it’s just an example why Central Ohio home buyers should take scenic views, or “rural charm” with a grain of salt. While seller agents like to talk up a home’s appeal with lifestyle language like “country living,” don’t let the marketing run away with you.

Prioritizing and strategizing your home search will help you avoid distractions, and quite possibly save you time, money and frustration.
