Common Home Construction Defects Buyers Should Know About

According to a four-year study by LJP Construction Services, which was published in 2020 by Builder magazine, all types of new construction projects are subject to errors in workmanship or materials. These incidents are measured by a deficiency ratio, which averages 4% nationally.

The deficiency ratio for single-family homes is slightly less at 3% nationally. However, this ratio is higher in Florida and Texas, averaging 5% to 6%, respectively.

Out of 42,000 inspections conducted on 1.1 million construction assemblies, there were 47,000 specific deficiencies identified. The defects included “life safety” issues that involved potentially injurious or potentially fatal hazards. The most common deficiencies included:

  • Exterior weather barriers
  • Structural framing
  • Mechanical systems
  • Electrical systems
  • Plumbing systems
  • Window and door installations

Despite these findings, some homebuilders suggest that buying a new home is “worry-free” or less risky than buying an existing home. This is a typical marketing tactic but it simply isn’t true. The fact is, you should have home inspection contingences on new home construction, as well as contractual protections against defects.
