Central Ohio Home Inventory Improves

central ohio home inventoryIn a hopeful sign for Central Ohio home buyers, July 2022 home inventory was 15.9% higher than July 2021. This is providing much-needed selection, but not enough inventory to significantly ease home prices just yet. The average sales price for a Columbus Metro home was $346,359 during July, an increase of 10.4% compared to July 2021.

The latest data from Columbus REALTORS® continues to show strong home demand. Central Ohio homes spent an average of 13 days on the market during July 2022. Franklin County homes have been spending about 11 days on the market before going under contract.

There are hints that the market may ease in the near future. Between June and July 2022, the average sales price of a Central Ohio home dropped by about $8,000. Bidding wars have become less aggressive and less frequent.

Economists have been expecting a national real estate slowdown due to higher interest rates and a statistically-softening economy. However, in the Columbus Metro, the employment outlook remains strong, and this continues to drive home demand in our area. More inventory is needed before we see a truly balanced market.
