1. Look past the cosmetics. You’re going to find some homes that need a little work. Naturally, there’s a fine line between opportunity and a genuine money pit. Look for well-built homes with “good bones” and the features you need. Being willing to tackle some painting and basic updating can help you “force the equity up”. 2. Consider other neighborhoods. Location is very important, but be willing to give other Metro Columbus neighborhoods a chance. Within any given school district think about what you want most in a neighborhood; walkability, public transportation, nearby amenities, and so on. You may be able to find all this and more in several other locations! More choices = more ways to find your “right” home!

3. Know where to compromise. Think about your needs today, but also consider your long-term plans. Can you make do with one less bedroom? Would a split-level work as well as a ranch home? What are the absolute must-haves? Refer back to your initial “Needs vs Wants” monograph.

4. Decide how much space you really need. Some homes offer the potential to finish the basement (or very seldom the attic). This may be more affordable than buying a larger home, depending on the area and age. Consider the lifestyle that your home and yard will need to accommodate.
